If you’re getting ready to buy a home, one of the most common questions is:
How many homes should I look at before making an offer?
The honest answer?
It depends on your budget, your timeline, and what the market looks like right now.
Some buyers find the one within the first few homes.
Others may tour a dozen or more before making a decision.
The goal is not to hit a certain number.
The goal is to shop smart and shop with a plan.
Start With a Buyer Plan Before Touring Homes
Before we ever start touring, I like to sit down with my buyers and go over a game plan.
This is one of the most important steps in the process.
We talk through:
- your monthly comfort payment
- your ideal areas in San Antonio
- must-have vs nice-to-have features
- commute and lifestyle needs
- short-term and long-term goals
- whether this is your first keys or a future wealth-building move
This helps us shop intentionally instead of randomly looking at homes.
When buyers skip this step, they often end up overwhelmed because every home starts to look like a possibility.
A plan keeps the process focused.
Get Pre-Approved Before You Start Looking
Getting pre-approved is one of the smartest things you can do before touring homes.
It helps make sure you are only looking at homes you can realistically afford.
This saves time, avoids disappointment, and helps us move quickly when the right home comes up.
A pre-approval gives you clarity on:
- estimated purchase price
- monthly payment range
- down payment options
- loan type (VA, FHA, Conventional)
- estimated closing costs
Without this, buyers sometimes fall in love with homes that are outside their comfort zone.
I always want my buyers shopping with confidence.
Use Open Houses as Window Shopping
Even if you’re not planning to buy for another year, start visiting open houses in your price range.
Open houses are the window shopping of real estate.
They help you understand what your budget buys in today’s market.
This is one of the best ways to learn:
- neighborhood vibes
- floor plans
- lot sizes
- finishes
- new build vs resale differences
Online Listings Are a Starting Point
Sites like Zillow are helpful, but they should only be your starting point.
Think of them like dating profiles.
Everything looks polished online.
The lighting is perfect.
The rooms look larger.
Everything is staged.
But you don’t know the smell, the flow, the street noise, or how the home truly feels until you walk inside.
That’s why I always tell my buyers:
Nothing is real until you’re standing in the home.
Expect to Tour Multiple Homes
Don’t feel pressured to make a quick decision.
It’s completely normal to tour several homes before making an offer.
Sometimes it takes 5.
Sometimes 15.
Sometimes more.
Every home helps us refine the plan and get closer to the right fit.
