Should I Buy or Rent When PCSing to San Antonio?

If you’re getting PCS orders to San Antonio, one of the biggest decisions you’ll make is whether it makes more sense to buy or rent. The right answer depends on your timeline, budget, and long-term plans.

For many military families, buying can be a smart financial move if you expect to stay in the area for at least 3 years. With a VA loan, you may be able to purchase with little to no down payment, which helps preserve cash during a move. San Antonio also has several military-friendly communities near Joint Base San Antonio, including areas near Lackland, Randolph, and Fort Sam Houston.

That said, renting may be the better option if your orders are short term, your next assignment is uncertain, or you want time to learn the city before purchasing. Renting gives flexibility and reduces the risk of needing to sell quickly later.

Important factors to consider include your BAH, estimated mortgage payment, commute time, school needs, and whether the home would make a good future rental. Areas like Cibolo, Schertz, Alamo Ranch, and Stone Oak are popular among military families because they offer strong resale potential and convenient access to base.

The most common mistake I see is families buying based only on what they are approved for rather than what fits their lifestyle. Just because the lender approves a higher amount does not always mean it is the smartest monthly payment.
